Purchase process
- Choose an apartment, your needs and financial possibilities.
You can show preliminary interest by filling in a form placed on our webpage (detail of the apartment, contact) or contacting the estate agent via telephone or personally in the Commercial Centre. - In case the preliminary interest is shown, the estate agent will make you familiar with all the information regarding the apartment and project. The apartment will be marked with “non-binding reservation” for period of 7 days from the contact. Within that period, the client has time to decide whether he would like to make a binding reservation, or the apartment will be put for sale again.
Please note, it is obligatory to select and purchase 1 garage space (floor area up to 99, 9 sqm) or 2 garage spaces (floor area over 100sqm) when buying an apartment.
- The reservation contract has to be signed during appointment agreed with the estate agent. If not, the apartment will be available to other clients as of the following day.
The reservation becomes binding upon signing the reservation contract and paying the reservation fee (see the section Payment Schedule).
After payment of reservation fee, the client has 30 days to make a decision regarding purchase financing.
Our estate agents are fully at your service. During the reservation period of 30 days, the client should confirm the intention to buy the apartment as well as provide the estate agent with data necessary to prepare the contract governing the future purchase contract (further future contract) including chosen method of purchase financing.
Furthermore, the future contract has to be signed. If you change your mind regarding the purchase, please let us know, the apartment will be offered to other interested clients. Please note the reservation fee is non-returnable. - Future contract primarily defines the subject of future transfer, purchase price and the payment schedule. Furthermore, the term of completion and apartment transfer as well as additional terms of contract necessary for concluding the purchase contract are included. The apartment will be marked with “sold” upon signing the future contract.
- After conclusion of the future contract, we highly recommend our clients to arrange an appointment with the representative of Customer Centre of our partner Metros s.r.o. who will assist you in choosing the suitable standard or above-standard furnishings for your new apartment.
- It will be possible to visit the apartment before the completion of construction on one of our visiting days.
- The selling party will hand proposal for the entry of statement of the owner about delimitation of residential units into the cadastre after the completion of construction, receiving the house number and arrangement of some other formalities. The client will be formally asked to conclude the purchase contract and take part in apartment transfer. We will handle for our clients all the necessary activities including handing of purchase contract to the relevant cadastre.
- During taking over of the apartment, the client will be provided with construction scheme of the apartment, documents for transfer of power take-off, the manual for the use of apartment as well as circulating areas and the list of evidence of the apartment including the amount of utilities for the building and apartment. The maintenance of the residential complex will be provided by specialised company. We will also arrange the first meeting of the association of residential unit owners.
